A heritage sensitive residential scheme in close proximity to conservation area and with views to a Grade 2 listed building

The Challenge

The Urbanists completed a masterplan and Design & Access Statement for a revised outline planning application on behalf of Hollins Strategic Land for up to 67 dwellings at land near Manningtree in Tendring. The primary challenge of the site was the heritage sensitivities due to the proximity to the conservation areas and views towards a Grade 2 listed building. Other challenges included creating an appropriate response the edge of settlement location of the site and green gap allocation.

Our Role

The site being within close proximity to the Manningtree conservation area required that the proposed development capitalise on the strong maritime and rural themes within the surrounding context and addressed the heritage estuary, reinforcing the character and sense of place through the built and urban form.

The Outcome

The final design achieved the most efficient use of the site, whilst creating a high quality living environment, with a layout and design which encourages accessibility and community safety; promotes energy efficiency.
