The Challenge
Responding to a historic masterplan and design principles established at the outline planning stage, we worked alongside two major developers to prepare detailed proposals for distinct character areas. This involved authoring a new Development Brief for one phase while responding to an existing brief for another.
Both applications aimed to deliver a high-quality, sustainable residential community set within a sensitive landscape defined by steep topography, mature woodlands, and key ecological constraints. Through detailed site analysis, we developed a vision that balanced commercial delivery with the preservation and enhancement of natural features, including existing hedgerows, woodland buffers, and public rights of way.

Our Role
Strategic Planning Framework: We authored the Development Brief for Wren’s Nest—the largest phase within the Edlogan Wharf development at South Sebastopol. This provided a coordinated framework supporting the Reserved Matters stage, ensuring design consistency and sustainability over time.
Detailed Scheme Delivery: In collaboration with Taylor Wimpey and Barratt Homes, we prepared a Reserved Matters submission for a second phase surrounding the canal basin. Our role involved adapting standard client house types to align with outline character areas, respecting the built context, and shaping a cohesive architectural narrative.
Placemaking & Landscape Integration: We prioritised natural landscape integration and active travel, incorporating woodland buffers, retained rights of way, and enhanced pedestrian and cycle links to create accessible, functional community spaces.

The Outcome
We delivered a proposal that exemplifies best practice in urban design and placemaking without compromising commercial objectives. By marrying tailored house types with robust design principles, the scheme reinforces local character and delivers a strong sense of place.
The Reserved Matters submission successfully secured planning permission and has since been fully built out.
